Follow @johnefinance for more hot takes on personal finance These phrases make my blood boil especially the last one… 1) “Don’t talk to other coworkers about how much money you’re making.” This tactic was used alllll over to keep employees underpaid. Thankfully now, this practice is illegal 2) “Don’t leave until your benefits kick in.” In my opinion, people get stuck on the idea of “benefits” from their company. Which handcuffs them to a job they don’t like. Benefits are only $5-$10k per year!! Switch jobs and you can make way more 3) “We are rewarding you with a 3% raise” INFLATION JUST HIT 6%. So if you’re getting a 3% raise, you’re effectively getting paid LESS Which one of these can you relate to? • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #financialindependence #companyculture #financialindependenceretireearly #personalfinance #firemovement

The Christmas Comparison is here The holiday season is traditionally known for gifting and spending time with family But I’ve noticed that the holiday season also has a “Keeping up with the Joneses” mentality Keeping Up With the Joneses means that you’re comparing yourself to others, and you try to match their consumerism…. I would always compare my gifts to my friends. I specifically remember I got a pair of headphones, and I was mad that I didn’t get a “nicer” pair of headphones So in the Holiday Season, remember to be grateful and don’t get caught comparing yourself to others Remember, comparison is the third of joy Happy holidays everyone • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #holidayseason #christmasshopping #holidayshopping #financialindependence #financialfreedom #keepingupwiththejoneses

I bet you didn’t know about THIS secret hack Before investing in a public company, you can actually dig into their financials. If you talk to the CEO and executives, you can learn all their secrets that haven’t been disclosed to the public yet All you have to do to get access is…. Become a politician For some reason politicians always get away with insider trading laws Washington always seems to look the other way So instead of doing hundreds of hours of research, become a politician, and you too can get in on the insider trading • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #insidertrading #washingtondc #politicians #wallstreet #stocktrading

This might upset some people… But I have to be honest with these hot takes I don’t believe that 1 single person needs $100 Billion Dollars. Or even $10 Billion Dollars for that matter. But I understand the rational of WHY billionaires take these extreme measures to avoid taxes Let’s say for example you make $1 Million Dollars per year. But you’re self employed and live in California. You’d be paying nearly 50% or $500,000 in taxes. Your income is slashed in half. So if I was in that position and my CPA let me know that I could save taxes LEGALLY by opening a new business….I would probably do it! Most people don’t understand that most of the tax laws out there are to help you save money! So if you can find LEGAL ways to save money, why not? What are your thoughts on Billionaires “avoiding taxes” • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #billionaires #taxseason #taxes #taxtherich #eattherich #millionaires

80% of Millionaires Own Real Estate Here are 3 ways you can invest in Real Estate 1) Flipping Houses - requires you to buy a run down house, and fix it up Flipping houses is the most active, and time consuming way to invest in Real Estate. But it can be profitable ️ 2) House Hacking - requires you to buy a home and rent out the other rooms. This is less active than flipping houses, but it requires you to be a landlord. I personally do this, but I understand if it’s not for everyone 3) You can invest into REITs or Private Real Estate through @fundrise Fundrise is the most passive and hands off approach! It takes no time, no labor, and just $10 to start investing in Fundrise So if you want to be like 80% of millionaires and diversify into Real Estate, click the link in my bio and sign up for Fundrise • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #rei #realestateinvesting #financialindependence #househacking #millionaire #millionaires #fundrisepartner

Thankful Thursday Take one moment and comment what you’re grateful for We’re currently living in the most prosperous times in all of humanity There’s never been a better time to be alive than right now I think people get caught up on the day-to-day and are obsessed with “first world problems” The problems we have are minuscule compared to other third-world countries The problems we have today are minuscule compared to a decade ago Take 5 minutes out of each day and be grateful for what you have instead of being sad at what you don’t One of my favorite quotes; “A healthy man has 1,000 wishes. A sick man only has 1.” • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #gratitude #selfdevelopment #personaldevelopment #personalfinance #grateful

How do you balance the two? Investing in your future vs Enjoying your youth It’s a challenge for me, and I’m sure it’s a challenge for you too! You most likely won’t be riding Jetskis in your 70’s But you also don’t want to be broke when you’re 70 either ️ So how do you balance the two? My suggestion is to get your financial life in order FIRST And once you’re comfortably saving/investing 20%+ of your income, THEN you can buy the jetski What’s something you bought that was totally worth it? • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #financialindependence #financialindependenceretireearly #personalfinance #yolo #financialfreedom

Christmas is Coming “How the heck am I going to pay for all these gifts??” “I’ll just put it on a Credit Card!” DON’T DO THAT Christmas is on the same day every year. If you KNOW expenses are coming, you should PLAN of them $50/month = $600 in 1 year. Starting January 2022 you should be saving for Christmas 2022 What are some other planned expenses we can budget for? • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #christmasshopping #holidayshopping #holidayseason #financialindependence #personalfinance

What do you think about this new Tax Proposal This proposal says that “Unrealized Capital Gains will be taxed” For those new here; - Realized Capital Gains are from selling assets. For example selling stock or your house is a realized gain. - Unrealized Capital Gains are from holding your assets. For example, if you buy Tesla stock and it goes up, but you don’t sell it; it’s unrealized gains. This proposal is only for people with a net worth of $1 Billion…. But if this proposal goes through, it’ll likely trickle down to the middle class Meaning if your home appreciates $50,000 in value, you will have a massive tax bill at the end of the year. Even if you didn’t sell What are your thoughts on this new bill? • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #taxtherich #eattherich #taxes #taxseason #billionaires #unrealizedcapitalgains

Officially making Cincinnati the East Coast hub for Financial Independence Had an incredible weekend hanging out with some of the OG FIRE Community Some of the favorite gems from the @economecon 1) You can’t change the people around you. But you can CHANGE the people around you 2) Playing it “safe” only gets you so far. Take risks while you’re young. Learn from the mistakes. 3) Don’t discount yourself! No one will vouch for the value you provide. Know your worth There’s dozens of other gems that I took away from this conference. It’s important to surround yourself with like minded people and invest in yourself. ️ Thank you to everyone who showed up and put Cincinnati on the map PS; These are the people who trailblazed the FIRE movement. I’m feeling very humble to follow their blogs, podcasts, and YouTube channels for so many years Now I’m hanging out with them making Tiktoks. Life is crazy. • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #financialfreedom #financialliteracy #financialindependence #financialindependenceretireearly #firecommunity #financiallyfree #debtfreecommunity

If you’re interested in cryptocurrency, read the description As a disclaimer, I invest about 5% of my net worth into crypto for the LONG TERM I don’t buy dogecoin, shiba, or any other meme coins I do think cryptocurrencies are a great hedge against inflation and will be the future of finance But you must be careful which crypto and which platform you use Wealthfront has been a long time sponsor, and they’re now offering Bitcoin and Ethereum! They are a trusted company and I use them myself I would never endorse something that isn’t something I use myself So if you’re interested in Investing into Crypto for the LONG TERM Check out my Iink in bio and sign up for Wealthfront Best for passive investors. Set it and forget it Use my link for a special bonus too! Have you heard of “Buy Now, Pay Later” Pretty self explanatory! You buy something now, and you pay for it later! Essentially monthly payments! But it’s almost like “Death by 1,000 cuts” ️ First you buy a nice winter jacket and get on a monthly payment system. Then you buy a computer and start making monthly payments. And then you buy shoes and make monthly payments It’s a slippery slope! 🧊 All of a sudden you’re living Paycheck to Paycheck because you’ve pre spent all your money on material items I would avoid “Buy Now Pay Later” at all costs, like I said it’s a slippery slope! Have you heard of these new BNPL features? • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • • #buynowpaylater #holidayshopping #christmasshopping #holidayseason #personalfinance
